LOCATION

The Highway 88 Recreation Ranch lies in Banner County in very western Nebraska and approximately 20 miles from Scottsbluff (pop 15,000) and Gering (pop 8500), Nebraska. The two cities have grown together but are separated by the North Platte River. The North Platte River Valley around Scottsbluff is a strong and prosperous farming and ranching area. Harrisburg, which lies 15 miles west of the property, is the county seat of Banner County.

The land lies nine miles east from the intersection of Highways 88 and 71. All essential services are provided by Harrisburg or the Scottsbluff/Gering communities including schools, shopping, building supplies, colleges, regional hospital and commercial air service.

The ranch consists of 635 acres of grassland, 281 acres of CRP/dryland crop and 17 acres of roads, creeks and waste. Cedar wind breaks have been planted in long rows across the property allowing a haven for wildlife. There currently are no buildings on the property however, there are numerous building sites. The gently rolling topography and shelter belts also offer excellent pasture and protection.

This property is highlighted by a three-acre lake (Muir Lake) that lies on a spring fed creek offering excellent waterfowl hunting, potential for fishing as well as summer recreational activities such as rafting and swimming.
