LOCATION & AREA

Dolores is located half-way between Durango and Telluride in southwest Colorado. With the Dolores River running through town and mountains on both sides of the valley, Dolores is one of the truly unique places in Colorado. The town of Dolores lies on the San Juan Skyway, a state and federally designated scenic highway, so awe-inspiring, it has been called 'America's Most Beautiful Drive'. The ranch can be accessed from Durango by traveling west on Highway 160 and from Telluride by traveling south on Highway 145.

Normal average temperatures for January can be a high of 41 degrees and a low of 12 degrees. For the summer months normal highs can be 88 degrees and lows of 55 degrees.

ACREAGE & WATER

The Colbert Ranch consists of 171 +/- acres made up of open hay fields, and rolling pinyon pine covered benches. Approximately 100 acres are under side-roll irrigation which currently produces one cutting of native grass hay. Production could be increased with a yearly application of fertilizer although the current owner chooses to utilize the fields as pasture for the remainder of the year.

Irrigation water rights for the ranch include 11 shares in the Summit Reservoir and Irrigation Company. The shares are more than adequate for the hay and pasture on the ranch and can run from spring and go through early-August depending on precipitation. Two Montezuma Water Company domestic taps service the homes and one commercial tap is available for the barns.

IMPROVEMENTS

The improvements occupy an area of about 10-15 acres on the ranch.

Hay Barn/Equipment Building with 96x54 indoor riding arena, 96x55 hay/equipment area, and 60x70 shop area.

Stable Barn with 20 horse stalls, caretaker apartment, tack room, grooming area, and an 1800 square foot covered round pen. There are twelve stalls with fenced runs, 6 indoor stalls and two large foaling stalls.
