Diamond K Ranch is a productive cattle and hay ranch providing good income potential. The ranch is largely drought resistant due to the irrigated production from the property. Located 35 miles east of Cheyenne in the scenic Pine Bluffs area of southeastern Wyoming, the property is seven miles south of Pine Bluffs, Wyoming. Diamond K Ranch consists of 1,600 acres including irrigated grass and hay, dryland range, pine trees and CRP cropland. The property is complete with a full set of building improvements.

ACREAGE

Diamond K Ranch consists of three parcels with the following acreage by land type:

Pivot Irrigated: 400 acres
Dryland Range: 240 acres
Pine Tree/Wildlife habitat: 180 acres
Dryland Crop CRP: 780 acres

Total: 1,600 acres +/-

The irrigated acreage is irrigated from two wells through four pivots. The wells are registered and permitted for 700 and 1000 gallons per minute. The pivots are in good condition and set up for low pressure operation. The soils are primarily fine sandy loams. Approximately 160 acres, under one of the four pivots, is planted to alfalfa hay and 240 acres under the other three pivots are planted to grass mixtures. Most of the irrigated grassland is fenced for intensive rotational grazing.

The CRP (Conservation Reserve Program) lands are under long-term contract and provide $23,000 of annual income. The CRP lands lie upon the Pine Bluffs and have excellent potential for wind energy. This area is only a few miles from the Colorado border and an existing 300 tower wind project.

The dry grassland areas are available for the cattle and fenced along with the irrigated grass. The pine tree area also serves for livestock grazing as well as wildlife habitat. Mule deer, antelope, grouse and chukkar would be the prominent game species.

IMPROVEMENTS

The Diamond K Ranch includes a full set of newer improvements including two homes and a hunting cabin. The main home is four bedroom/two bath with approximately 3,000 square feet including a full basement. The second home is a two bedroom/one bath log sided home. The hunting cabin offers a primitive getaway and is made of a large open room with a sleeping loft set in the pine trees and overlooking the Pine Bluffs area. The shop/machine shed is 50x100 with one half being a heated insulated shop with concrete floor. The garage will accommodate small machinery and several cars. The livestock barn is 30x50 with an attached south facing covered shed. The corrals include a complete working facility, calving area and feed area.

AREA

Pine Bluffs is an agricultural community located in eastern Laramie County, on the western edge of the semi-arid High Plains. First known as Rock Ranch, Pine Bluffs is a small town rich in historical heritage. The name was changed by railroad officials for the pines on the nearby bluffs. In 1868 Pine Bluffs consisted of a tent, a slab shack with a stone chimney, and a square shed of canvas-covered poles. Cattle herds moved up the Texas Trail, which ran through Pine Bluffs and became the largest cattle shipping point on the Union Pacific Railroad around 1884. By the early 1900's Pine Bluffs was a very well known little town. Before the cattle and cowboys arrived, the area was home to numerous Indian tribes. Artifacts from these early inhabitants are being uncovered at the Archaeological Dig Site during summer months. Pine Bluffs is served with a newly remodeled 5,330’ by 75’ paved runway, a 9-hole executive golf course and community swimming pool.

The Pine Bluffs, with their Ponderosa Pine tree canopy are very scenic and offer a welcome relief to the upland prairie that stretches east. The bluffs offer topography and brush which is necessary for the wildlife and enhanced by the CRP. Diamond K Ranch is characterized by what is known locally as Seven Mile Point, a recognizable geographic feature located seven miles south of the town of Pine Bluffs and just to the north of the property.

SUMMARY

Historically, Diamond K Ranch has been used for alfalfa hay, grain, livestock and sod production. While currently operated primarily for hay and livestock production, the owner runs a small nursery and sod operation on a part of the property. The property is served by paved County Road 161 seven miles south of Pine Bluffs and Interstate 80. The property has excellent location and access and is well suited for livestock including horses and hay production. The property offers an opportunity for hunting and wildlife viewing as well as steady income from the CRP. The building improvements are in top condition and allow for the diverse operations afforded by this property. An additional 1,280 acres of upland and CRP land is available.
