LOCATION

The Lazy TS Ranch is located 15 miles east of Powell, Wyoming, just off of State Highway 32, and is approximately 19 miles southwest of Lovell, Wyoming, via State Highway 32 and US Highway 310. Powell, Wyoming is considered the "friendly spot" whether you're visiting friends and family, shopping, on vacation, or looking to relocate. Nestled in the Big Horn Basin of northwest Wyoming and surrounded by the Pryor and Absaroka Mountain ranges, Powell is a recreational paradise with many big town amenities. Big Horn Lake, northeast of Powell, and the Buffalo Bill Reservoir offer many water related opportunities.

Lazy TS Ranch is located approximately 40 miles from Cody, Wyoming. Cody is considered “one of the best small towns in America,” and is just 50 miles from Yellowstone's East Gate and 85 miles from the NE Gate. ACREAGE AND DESCRIPTION

The Lazy TS Ranch consists of 710 acres, with 390 deeded and 320 Wyoming State lease. The Willwood Irrigation district provides water for 199.05 acres, of which 70 acres are currently in alfalfa and the balance planted to an irrigated grass mix for intensive grazing. An additional 70 acres are sub-irrigated pasture and 123 acres of dryland pasture finish out this nicely balanced ranch. The grazing system features five larger pastures and two smaller pastures, which are contiguous to the improvements.

OPERATIONS

The Lazy TS Ranch is currently sustaining 100 cows and 65 ewes on a year round basis. During the growing season, livestock are rotated through irrigated and sub-irrigated pasture, with irrigation water availability through October 15. The current owner weans calves in October with average weaning weights exceeding 600 pounds. Lambs are weaned in July with weaning weights over 120 pounds. Historically Lazy TS has produced over five ton of alfalfa per acre in three cuttings. The operation previously had history of row and grain crops and certainly could be retained to an irrigated crop rotation.

WILDLIFE AND RECREATION

Northwest Wyoming is home to many big game animals, such as mule deer, whitetail deer, antelope and elk. The quiet location of Lazy TS provides the necessary habitat to attract many big game species, upland game birds and wild turkey. Two landowner antelope tags are available in a hard-to-draw unit. A large tract of BLM borders Lazy TS on the east boundary for endless recreational and hunting opportunities.

WATER RIGHTS AND RESOURCES

Lazy TS Ranch has an excellent set of water rights and water resources. There are irrigation rights for 176.25 acres on the deeded ground and 22.8 acres on the State of Wyoming lease. Irrigation water is provided out of the Willwood Irrigation District, established in 1926, from April 15 through October 15, through gated pipe and tubes, which are included in the sale. Livestock water is provided by Whistle Creek, which runs through the property, two stock water ponds, and tiled water collection system with four frost-free tanks.

MINERAL RIGHTS

Seller will transfer any owned mineral rights.

The Lazy TS Ranch offers a very comfortable and well-maintained set of working improvements. The improvements include:
