LOCATION

The ranch is located 65 miles southeast of Denver and 60 miles northeast of Colorado Springs. Kiowa, Colorado is 14.2 miles on Highway 86 with schools and convenience stores and Elizabeth is 20 miles with a major grocery store. The ranch is bordered by state Highway 86, on the south side with county roads on two other sides. The ranch sits at 6,000 feet with and average rainfall of 12 to 14 inches.

ACREAGE & OPERATIONS

The Olson Homestead Ranch consists of 1,017 acres with the ability to graze 1,267 acres (240 acres of leased ground may be purchased at later time). The ranch consists of native grass with native grass hay meadows, gentile rolling land with pine trees, cottonwood trees in the creeks, nine springs in the two valleys and four earthen dams with one dam holding water year-round. There are 80 acres of dryland native hay meadows. The ranch presently runs Hereford cows and sells most of the males as breeding bulls, and is capable of running 40-pair year-round with enough hay from the property to feed throughout the winter.

WILDLIFE

The ranch has large herds of trophy antelope and mule deer. Nice flocks of wild turkey and the coyotes are also plentiful.

MINERAL RIGHTS

The north section of the property has the mineral rights and the railroad has the south section.

IMPROVEMENTS

The house was built in the 1890’s and the barn was built in 1865, both buildings are served by a domestic well, drilled six years ago. The well is 390 feet deep and capable of 20 gallons a minute.
