RECREATION & WILDLIFE
Due to the natural, scenic, agricultural and open space values of the property, a Conservation Easement (CE) has been placed on the property. The easement prohibits subdivision and limits further development, however, the repair and replacement of the properties nearly 40,000 square feet of improvements is allowed.
The large stand of Ponderosa Pines provide habitat for a variety of flora and fauna and provide grazing for the domestic livestock.
IMPROVEMENTS
Six homes on the property ranging in size and age are nestled among large trees with Maggie’s cottage built in the early 1900’s still retaining much of its original charm and character. In addition to outbuildings, there are two main barns with multiple stalls and a separate indoor arena. The buildings are in fair to poor condition and the property is being sold “as is”.
Behind the house and barns the property opens up to the balance of the 60 acres of pasture and forest. Improvements within the residential and ranch build envelopes are allowed with some limitation per the CE guidelines.
SUMMARY
Pine Run Ranch offers a great location for equestrian operation or other historical use as a working ranch property. While further development is restricted, the property continues to offer many positive amenities with its ascetically appealing character and its existing infrastructure.
