Prairie Center Ranch Farm CRP

The Prairie Center Ranch-Farm-CRP consists of 1595 acres of improved grassland located in Eastern Wyoming, approximately 25 miles north of the agricultural community of Torrington, Wyoming.

LOCATION, ACREAGE AND DESCRIPTION

The Prairie Center property is located about 10 miles east of Jay Em, Wyoming and in the local community area known as Prairie Center. The property is serviced by Goshen County gravel road #122, which is 1.5 miles west of paved Van Tassel Road (CR# 51) and 25 miles north of Torrington.

The property consists of 1595 acres of grazing land that once was farmed as a dryland crop operation and then placed into the Conservation Reserve Program. The lands were planted to a mixture of grasses including smooth brome, intermediate wheatgrass, pubescent wheatgrass and alfalfa. The property came out of CRP when the current owner purchased it as a grassland opportunity several years ago. The current owner installed livestock water well (400 feet) with underground pump and pressure tank along with 14,150 feet of buried pipeline to four lifetime tire water tank locations. Additionally, 21,000 feet of new fencing was installed. The improvements were done in accordance with the guidelines of an USDA Farm Service Agency improvement program. The well has an adjudication date of 1913. The well is electric and electric service is provided to the property by WyRulEc at Lingle, WY. There are no building improvements on the property. There are two center pivot irrigated farms adjoining this property that could be available for acquisition. The property owner receives payments from the Wyoming Game and Fish Dept. for Walk-In hunting program for deer, antelope and upland game bird species.

The property lays well and the topography varies from nearly level to undulating. The property is currently being leased for winter pasture for 175 cows and 8 bulls for 6 months.
