The windmill Ranch consists of 110 acres, which is mostly level and gently rolling grassland along Spotted Tail Creek. There is 30 acres of irrigated land with water rights from Pathfinder Irrigation District. Spotted Tail Creek is a spring-fed creek, which originates on the ranch and is a year-round source of live water. The creek bisects the property and there are two ponds that attract wildlife and provide an aesthetic setting for the property!
IMPROVEMENTS
The Windmill Ranch is adorned with a beautiful custom-built 3,500 square foot home constructed in 1996. Inside the Greek-tiled front entry, the home opens into a great room with a vaulted 23 foot ceiling with custom western chandlers, featuring European hardwood floors and a loft accessed by a custom, solid cherry spiral staircase, the centerpiece of the great room in this luxurious home. The great room also offers the romance of the large floor to ceiling windows and a large gas fireplace with heatilator. The home is accented with solid cherry doors and trim.
This custom-designed ranch home includes three gracious bedrooms, two full bathrooms, dining area with patio. The large master bedroom has French doors that open onto the redwood deck and hot tub, with views of the rolling hills and rock formations. The master bath has a walk-in, sit-down shower, Jacuzzi tub and a 7'x 16' walk-in closet. Also on the main floor are French doors leading to the Cowboy Den which offers a view out the large window over the bar, of the indoor 80 x 200 foot indoor arena. The gourmet kitchen adjoins the great room and is outfitted with stainless steel appliances. The cabinets are cherry with maple shelves and drawers; the pulls are of granite to match the cutting block. All counters are of tile. The laundry/mudroom is also located on the main floor, which opens onto a protected patio and the west side of the home.
The upstairs office/library is appointed with solid-cherry French doors, a built-in desk and bookshelves, and a large storage closet. Two bedrooms and a full bath are located upstairs as well. There is ample storage both upstairs and down in this luxurious ranch home.
The home is heated with three forced-air propane Amana furnaces and cooled with three forced-air air conditioners. A 1,000-gallon propane tank is buried outside the south end of the arena. The hot water heater is 116 gallons, all the above are dedicated for the household use.
The indoor riding arena is a 80' x 200' Morton Building, and is fully-insulted, it has two radiant propane heaters and two exhaust fans, the arena has halogen lighting and natural light. Riding and training is a pleasure any time, day or night, with all the first class amenities of this facility.
The stall barn is attached to the indoor arena with large, sliding double doors and a walk-through door. This stall barn is equipped with four 12 x 12 Morton built box stalls of southern yellow pine, with 50 foot outside runs as well as heated automatic water drinkers and tip-out feeders. The tack room is insulated and heated. The wash rack is 12' x 12' and has hot water. The stall barn measurers 48' x 60' and is fully insulted and has one exhaust fan. There is a shop area in this barn, along with hay storage, and three automatic garage doors. The hot walker is adjacent to the stall barn.
The Breeding Facility is 880 square feet and is designed after the collecting facility at CSU. The breeding facility, which is attached to the north end of the arena, offers a concrete floor with mats and drains, Halogen surgery lights and an adjustable mounting dummy. The breeding barn is also insulated and has lots of natural light through the many windows.
The lab portion is this facility is heated and insulated, with built in cabinets and Formica counter-tops. There is a large deep sink with hot water. This room has facilities as well. A separate septic system services this area of the ranch.
Additional outbuildings include a Morton hay barn 25' x 31' with concrete floor, which could also double as a shop. In addition, there is an outdoor arena, sorting pens, open-end sheds with horse pens, and fenced and cross fenced pastures for grazing of livestock.
Domestic water is provided by one electric well, which is approximately 88 feet in depth. There are two working windmills to provide water for the livestock in the pastures as well as the spring water from Spotted Tail Creek.
The ranch has propane heat, rural electric power, telephone (two lines) and satellite TV, weekly trash pick-up service, and tons of fresh air!
AREA AND CLIMATE
The Panhandle of Nebraska is blessed with lots of sunshine and mild weather. You enjoy the change of the four seasons. The average annual temperature is 48 degrees with an annual precipitation of 14.7 inches. The majority of precipitation is in the form of rain as the elevation of the ranch is 3,883 feet. The topography is gently rolling grass-covered hills, home to many species of wildlife.
Mitchell, Nebraska has a population of 1,285. The local public school system is kindergarten through 12th grade. Many specialty shops can be found in Mitchell, in addition to a local market and winery, and a true movie theater, and the Scottsbluff County Fairgrounds, which entertains many events year round. There is also a local golf and country club. Ten miles to the east is Scottsbluff, population 15,000, with many amenities including restaurants, a shopping mall, theater and the arts. In addition, there are many financial institutions and civic organizations, golf courses, the western Nebraska Regional Airport, Western Nebraska Community College, and a major medical center. Scottsbluff Regional Medical Center is the hub for medical care in western Nebraska and eastern Wyoming. Sioux County is an agriculture-based county as are our neighbors to the east in Scottsbluff County. The area is very popular for tourists to frequent as they travel across the lands.

Mitchell and Scottsbluff lie within the North Platte River Valley as it stretches from Wyoming across Nebraska. Fort Robinson State Park is 70 miles to the northeast of the ranch by scenic U.S. Highways 29 and 20. Fort Robinson and the Agate Fossil Beds National Monument offer historic geological interest. The area is rich in American Indian Lore. Not far away and to the north is the Niobrara River, Box Butte Reservoir, & Whitney Lake, and to the east is Lake Minatare, which provides opportunity for fishing, boating and camping. The area is a major travel corridor from east to west along Highways 20 and 26 into Wyoming and Yellowstone National Park as well as many other historic sites along the way. The North Platte River valley offers some of the best water fowl, turkey and deer hunting in the region. The Pine Ridge and scenic Wildcat Hills offer upland hunting.
