ACREAGE
Assessor records show 463 acres grassland and cottonwood lined creek bottoms. Elk Creek runs through the property plus there are two other drainages that bisect the property and several spring fed ponds, two shallow water wells and an abundance of trees along the creeks. The current owner has harvested many substantial hay crops over the years.

There is ample wildlife on the property, including white tail deer, turkey, sharp tail grouse, and occasionally elk and pheasants. Elk Creek is a mixed cold/warm water fishery. In the spring and early summer, the cold waters are conducive to trout, but as the temperatures warm through the summer, the trout move upstream toward the spring fed influence of Elk Creek and the warm water species of bass and catfish are most prevalent.

The center portion and higher elevations of the property have significant gravel deposits which add another dynamic to the offering.

SUMMARY
The location of the Dakota Territory Ranch makes it desirable for investment purposes.  Meade County has a planning protocol for property development. Opportunities for infrastructure funding do exist in the form of Tax Improvement Funds (TIF).

The Rapid City area has experienced strong growth with several new commercial/industrial companies moving to the region. Short-term rental facilities are full as new residents await housing. With the population growth of Rapid City, South Dakota projected to grow by 40,000 or more in the next 10 years and with the new B-21 Bomber coming to Ellsworth Airforce Base, this property on the north end of the greater Rapid City area is a great investment for a new subdivision, for a ‘buy and hold’ investment or as a small ranch in the path of growth.
