This productive farm is located 10 minutes southeast of Powell, Wyoming just off Hwy 295. 105 miles from Billings, Montana. The Thornberry Place Farm consists of 77.55 +/- total acres with roughly 69.56 acres with Willwood Irrigation District rights. As well, the farm has sweeping views of Heart Mountain with several great homesites. Production on the property has seen 28 ton/acre corn silage, 201 bushel corn and 29.55 ton/acre sugar beets. All of the water right permits are available through the Willwood Irrigation Office.
The Willwood Irrigation District provides water to 69.56 acres and transfers with the sale of the The Thornberry Farm. (The ac/ft is based on snowfall and spring runoff, and may vary from year to year.) Irrigation water is available and utilized from April 20 through October 15. The Willwood Irrigation water assessment for 2020 is $2,191.14. The farm is irrigated with gated pipe, which is included in the sale.
The Willwood Diversion Dam, 8 miles downstream from Corbett dam, is a concrete gravity structure with a hydraulic height of 41 ft. Willwood Canal heads at the diversion dam. The canal is about 25 miles long. The facility was built by the Bureau of Reclamation in the late 1940’s with water deliveries starting in the early 1950’s.
