LOCATION

The Rocky Ridge Ranch is located in North Central Oregon, just a few miles from the small town of Wamic. Access to the ranch is easy from the I-84 corridor, highway 26 out of Portland, approximately 90 miles West, or from highway 97 from Bend, Oregon, approximately 90 miles to the south.

ACREAGE AND DESCRIPTION

Rocky Ridge Ranch consist of 1,030+- acres of Pasture, hay, and grazing ground with a small amount of ponderosa pine trees. The soils are excellent and provide for an average of five tons per acre of orchard grass hay production. 670 acres of water rights with certificates dating from 1901 and 1911 provide for water, in addition the ranch has 600+- acres of permitted water storage, providing irrigation water as well as the year round fish habitat for supporting the fly fishing business. The ranch site is at approximately 2,000 ft to 2,300 ft elevation, the main area site on a bluff overlooking the White River Gorge.

OPERATIONS

The current owner operates a fall calving program with this year having one hundred calves. In addition they put 1,500+ tons of orchard grass up and have it stored in the five hay sheds on the property. The ranch has excellent cattle facilities and a livestock scale for processing the calf crop. The shop and equipment are all in excellent condition and the full time hired man is available to stay on with the new owners.

IMPROVEMENTS

The owners maintain a 1,600 square foot home on the ranch, and the hired man lives in a manufacture home near the shop and cattle handling facilities. The hay storage sheds are in excellent shape and all have feed bunks on either side for convenient feeding of stock. The fly fishing reservoirs have a cabin that sleeps six, and a day use structure with a restroom and picnic area. The irrigation equipment is in excellent shape, with three quarter mile pivots, all Zimmatic brand, and all have new control panels. The water pumps are all low RPM 30 horse, and provide for low cost and low maintenance.
