ACREAGE
The 6,218 deeded acres are divided between Box Butte County (2,437 acres) and Morrill County (3,781 acres). The grasslands are gently rolling and rolling with the western portion containing some steep hills. The bulk of the grasslands are primarily sandhill type soils. A separate parcel of 520 acres lies two miles north of the headquarters and provides some excellent bottomlands on the dry creekbed of Snake Creek. There are two pastures that can be used as separation for replacement heifers or older cows. These lands could be harvested for hay, but historically that has not been needed. A separate set of working corrals exist at this location.
A center pivot irrigates 132 acres at the headquarters from which the operator has historically raised feed-based crops for the cattle operation. The pivot is a 2001 Valley 7 Tower low pressure system. The well is about 200 feet in depth and produces 860 GPM powered by an electric motor.
The state of Nebraska school land lease covers 640 acres with a cost of $9,581.10 per year. The lease period is for seven years and renews on Jan. 1, 2028.
LOCATION
Box Butte and Morrill Counties are known for excellent production with a variety of productive farm and ranch lands in the area. Alliance provides most major services including a hospital and regional airport with commercial flights to Denver and Omaha. The larger community of Scottsbluff is about 40 miles from the ranch. The headquarters for the Trout Ranch are located about 5 miles south of Alliance off US Hwy 385, then 5 miles west on Wayne Road.

RECREATION
The rougher hills in the pastures offer excellent habitat for mule deer and some very large bucks make their home here. The pivot provides excellent habitat for upland game birds such as pheasant.
SUMMARY
Trout Ranch is a balanced ranch with economic stability from the resource. The ranch is easily operated by the owner and occasional day help. The property has excellent location and the improvements are in very good condition. The new Grassland Management Program offered by the USDA is a major enhancement for the ranch. The rotational grazing program is not only good for the land but good for the pocketbook and it will offset real estate taxes and most of the state grazing lease costs.
