WIND
Long term (40 Year) wind energy lease in place since 2007 with Iberdrola. Currently there are 15 producing wind turbines. Initial term of 20 years with payments based upon a royalty percentage which increases after the first 20 years and again after 30 years. Currently yielding $100,000/year to the owner.
The wind characteristics for the property are exceptional. An existing wind study indicates another 93 towers can be placed on the property.
Southeast Colorado has seen experienced significant wind development and as more transmission capacity is added for the area additional wind power development is certain and this property will undoubtedly grow its wind development.
SOLAR
Existing interest to lease option 2,500 acres for development into a solar farm with considerable interest in southeast Colorado from Tri-State Generation and Transmission Association as well as German based renewable energy concern Juwi, AG.
OIL & GAS
While excluded from the sale, but potentially negotiable, the owner, via separate ownership, owns 6,620 net mineral acres. Southeast Colorado is part of the Greater Anadarko Basin with nearby production in the Table Top Field, Barrel Springs Field and Brandon Field. Considerable exploration work has been done upfront to confirm the prospect of drilling about 2000 acres.
This 2000-acre horst structure is a pop-up block situated on a regional wrench fault system east of the Las Animas Arch. It was first identified as prospective for hydrocarbons by Reeves Exploration and Technology, Inc. hydrocarbon seepage detection technology. Seismic data and surface lineation further delineate its lateral extent. The horst block outline nearly perfectly circumscribes the hydrocarbon seepage signal. The maximum seepage signal matches a dramatic surface tonal anomaly as well. Seismic data identifies as many as 5 potential reservoirs in Middle Morrow sands, Lower Morrow sands, Upper Mississippian carbonates, Middle Mississippian fracture carbonates and the Arbuckle karsted and fractured dolomites. Reserves for each zone are estimated at 2-2.5 BCF each for gas or 182 MBO for oil per 160 acres at 5200-6350 feet. There may be as much as 138 BCF or 21 MMBO on the structure if all zones work. Pipeline is 3.5 miles from the prospect.
OTHER
Potential also exists for Helium exploration, Iridium mining, Carbon credits, underground water reserves as well as evidence of fossils.
HUNTING
The ranch property offers excellent potential for hunting with opportunity for trophy Elk, Mule Deer and Antelope. The varied topography and cedar tree cover offer excellent habitat for the big game species.
