Close DetailsLocated in unincorporated Weld County, Colorado, the ranch is approximately five miles northwest of Greeley. Weld County is the third largest agricultural producer in the United States. It also leads in Colorado, being the largest in cattle, grain and sugar beet production. Although rural, Fort Collins and the North Metro Denver area are within a 30 minute drive. Coming from the north or south on I-25, take Exit 262, go east on Hwy 392. Travel approximately 12.5 miles to County Road 33. Turn left and travel 1 mile north to County Road 70. Right on County Road 70. The ranch is at the end of a private road a half a mile down on the left.
ACREAGE AND DESCRIPTION:
The land is fairly flat with a slight slope to the west, affording nice views of the Rocky Mountains. The pastures have been over seeded with select and native grasses, fertilized and are irrigated. The soil is a sandy loam, with good drainage. The farms surrounding the property produce primarily alfalfa, corn and sugar beets. Since purchasing the property in 2005, the owners have annually planted trees and shrubs of various heights. These plantings are all on drip irrigation. In addition to the landscaping at the house, there are well over 100 evergreen and deciduous trees. The concrete irrigation ditch runs along the entire length of the east side of the property, just outside the fence line. A conservation easement is in place on 19 acres of the pasture area. The property is fenced and cross fenced, with all perimeter fencing being pipe and cable set in concrete.
WATER RIGHTS AND RESOURCES:
One share of Larimer & Weld Irrigation and two shares of Lucas Lateral ditch rights sell with the ranch. Historically, this has been more than ample to irrigate the pastures and plantings. The house and livestock water is supplied by North Weld Water District.

Two oversized sliding doors on the barn allow for drive through access.
Other Structures and Features: There is an additional holding pen for cattle (or horses) with a three sided shed. This is adjacent to the horse turn out and the arena, making the entire livestock area very workable. To the east of the barn is a 60’ round pen area, trailer and equipment parking area, along with a fenced garden. The circular driveway through this area makes it easy to move trucks and equipment through this area.
